Pre-Market Checks

ChecklistBefore we market your property our first step is to research the area and your property type to establish the potential rent.

We can then meet you in your property where we can discuss your requirements and run through all the legal requirements, certificates and documents you would need to sign before we can rent your property.

We will also provide ideas and advice on what you could do to your property to realise the best rent and tenant.

Full Property Management

For those that wish us to take on the day to day management of their property we charge a £250 finders fee for your first tenant, £100 for each subsequent new tenant and 10% VAT Free commission of the monthly rent.

  • Advertising your property through the main property advertising platforms Zoopla and Lettingweb
  • Marketing your property with professional photographs by our own photographer
  • Finding the ideal tenant(s) for your property
  • Referencing you potential tenant(s)
  • Credit check on potential tenant(s)
  • Arranging safety checks in relation to any gas or portable electrical appliances
  • Arranging Energy Performance Certificates (now a legal requirement)
  • Arranging hardwired interlinked smoke and heat detector installations (now a legal requirement)
  • EICRs
  • Advising council tax authorities of tenancy start and end dates
  • Recording meter readings at beginning and end of tenancies
  • Receiving and dealing with maintenance requests
  • Recording and payment of expenditure
  • Periodic property inspection

And as well, for our clients within our Rent Collection service:

  • Setting up standing orders
  • Recording rental receipts
  • Chasing arrears

Let Only

For our more hands on landlords we offer a letting only service.  We will do full marketing of your property, find you the ideal tenant and setup payment between tenant and landlord directly.  For this service we charge a one off fee of £650.

This includes:-

  • Advertising your property through the main property advertising platforms Zoopla and Lettingweb
  • Marketing your property with professional photographs by our own photographer
  • Finding the ideal tenant(s) for your property
  • Referencing you potential tenant(s)
  • Credit check on potential tenant(s)
  • Arranging safety checks in relation to any gas or portable electrical appliances
  • Arranging Energy Performance Certificates (now a legal requirement)
  • Arranging hardwired interlinked smoke and heat detector installations (now a legal requirement)

  • Advising council tax authorities of tenancy start and end dates

  • Arrangement of deposit and first months rent

Optional Extras

  • Full Property Inventory

If you require a full inventory of your property, we can arrange to do this at an additional one off cost of £90.  This would be done at the beginning of each tenancy then again at the end to ensure it has been left if the way the tenant found it.  This would provide you with a report of the condition of the property when a tenancy starts and the contents being let with it.
