Connell & McFadden Lettings provides property management services for landlords, supplying long-term accommodation for tenants throughout Edinburgh, the Lothians and Fife.

Let Only Service

If you would like to manage the day-to-day aspects of your property but need help advertising and finding the best tenants our Let Only service is for you. It includes photography and marketing, advertising on the main property portals, viewings, referencing of tenants, and the preparation and signing of the tenancy agreement.

Additionally, we can also prepare an inventory and help with organising safety certificates prior to the tenancy begins. You’ll be responsible for rent collection, maintenance, safety certificate management, and inspections but you can still count on us for advice any time throughout your management of the tenancy.

Fee: 50% of the first month’s rent (£600 minimum)

 

Advertise Only

If you manage your own property and viewings but just need a wider audience to advertise your property to, we can photograph your property and list on all the major portals. We’ll pass on any enquiries to you for you to arrange your own viewings, referencing, tenancy agreement and move-in.

Fee: £300

Lease Only

If you have already found your dream tenants and simply need a tenancy agreement prepared, we can do this on your behalf. We’ll prepare a Private Residential Tenancy agreement to be signed by all parties and provide the tenants with the statutory supporting notes.

Fee: £75

Inventories

Required at the beginning of each new tenancy, an inventory provides a comprehensive photographic report detailing the condition and contents of a property. If a claim against a deposit needs to made at the end of the tenancy, an inventory is essential evidence to submit to the deposit scheme.

Fee: £150 (for 1-3 bed properties)

 

Furniture Packages

We offer a bespoke service to provide furniture packages for your rental property, whether it’s just a couple of items needed or a full property package, we work with local suppliers to provide affordable options that offer longevity. Styling and photography is included with our full furniture packages.

Styling & Photography

Getting the best possible photos helps to get the best rental value for your property and increases the number of enquiries and viewing requests. That’s why we offer a styling service to dress your property and take new marketing photos.

Vacant Property Checks

If your property is going to be empty for an extended period of time you may find your insurance requires regular checks to be completed. We can attend on your behalf to check the property is secure, and report any issues back to you. We can also collect and forward on mail and hold keys for any maintenance requirements.

Why should I use an agency?

Letting and managing a property can be a time-consuming exercise. Finding a trusted and fully regulated letting agency who can look after all aspects of care for your property, will give you back your time, and also bring the peace of mind that you, and your property are fully compliant with the frequently changing regulations.

As experts we know exactly how to market your property to ensure you get the best possible rental value and we will do all the necessary checks to find you the most suited tenants. We’re also here to look after things when situations arise, whether that be an emergency call-out on the weekend or negotiating deposit deductions at the end of a tenancy. 


Do I need Landlord’s Insurance?

Although there’s no legal requirement for a landlord to have a landlord insurance policy, a normal home insurance policy won’t cover you if you are renting to tenants. If you let to tenants without dedicated landlord insurance, you are running a risk.

Landlord insurance offers specialist cover for your rental property. Different policies will have different levels of cover, but a policy could cover things like loss of rent, contents, damage to your property, and claims made against you if someone is injured or their property is damaged


How much monthly rent could I get for my property?

We will need to carry out a full rental valuation to give you the best idea of how much to expect. We don’t just go on the area and number of bedrooms, we’ll consider the overall condition, any extras such as a garden, garage or home office and we can also advise on you on any improvements that could be made to maximise your properties potential. When do I receive my rent?

Tenants pay their rent into our client account each month via standing order. We will then process your payment and transfer it to your nominated bank account, minus the monthly management fee and any outgoings (such as maintenance work) within 2-5 business days. Typically, we transfer it to you the next working day after receipt, but please allow for weekends and bank holidays which may cause delays.


Do I need to pay tax on rental income?

All landlords could be liable to pay tax on their rental income, whether they live in the UK or are based overseas. Further information can be found on the Inland Revenue’s website.

 

Do you take a deposit from tenants?

Yes. When a tenant’s application is accepted, we will ask them to pay the full deposit for the property, this typically equates to 1 months rent + £100. You can request for this be higher but the maximum you can legally request is 2 x monthly rent. The deposit is then registered with a Tenancy Deposit Scheme, we use My Deposit Scotland, and it is held by them for the duration of the tenancy.


Why do I need an Inventory?

A full photographic inventory should be prepared at the beginning of each tenancy, and supplied to the tenant(s) for comment and acceptance when they move in.

It is used to record the overall condition of the property, including furnishings, fixings, appliances, and outdoor areas (as applicable), as well as the starting meter readings. Further to this it can be used as evidence that sufficient smoke, heat, and CO alarms were in place at the beginning of the tenancy. An accurate inventory is essential to provide evidence, should a claim be made to the deposit scheme or first tier tribunal. We’ve invested in the latest software to provide detailed and interactive inventories, that provide easy access for tenants to add comments and photos, and approve the report within the given timeframe.

Our inventory service starts from £150 for a 1-2 bed property.


Will the property be inspected?

Within the first year, property inspections will be carried out every 3-6 months to ensure that tenants are settling in ok, and that there are no issues or unreported maintenance. Once tenants have been in the property for a year, and if all previous inspections have been satisfactory, we may reduce these to every 6-12 months. We’ll check the overall condition of the property internally and externally, and that both safety and tenant compliance are being met. We’ll report any findings to both you and the tenant.


What happens if my tenant doesn’t pay the rent?

First and foremost, will do our best to get communication started with the tenant, if they know they can discuss the issue with us it is much easier to find a solution. We will then follow our procedures for rent arrears, advising tenants of their legal obligations, options for help if their experiencing financial difficulties and what actions may be taken against them if their arrears continue. We will keep you updated throughout the process and will discuss options along the way. We always advise our landlords to have a little extra put away in case of such eventualities, it is also worth considering having insurance that covers loss of rent too.


How much will renting out my property cost me?

The good news is we don’t charge any up-front fees. Once your property has been successfully rented, we charge a £250 marketing fee, and an inventory fee which are both typically deducted from the first month’s rent.

If this is the first time you have rented out your property you will also need to consider some other costs, such as registering as a landlord and obtaining an EPC certificate. You will also need to meet safety compliance, such as having the electrics and gas appliances checked, smoke, heat and CO alarms installed and any necessary repairs/upgrades completed to ensure you are meeting the repairing standard.

We’ll be able to advise you on what will be necessary and any associated costs when we visit the property to give you your rental valuation. If we arrange the work, some of these costs can also be deducted from your first month’s rent, where there are sufficient funds available.
