Do I need planning permission?

If you are looking to get an extension completed or any work to the face of the building you will need planning permission. We can help you with this process.

Any internal works such as loft conversions, garage conversions, new staircases, bathrooms, kitchens, or rewiring, do not require planning permission. But, do check if you want to do anything to a listed property or you live within a Conservation area.


When is a building warrant necessary?

You'll normally need to get a building warrant if you want to carry out certain internal alterations such as the removal of structural walls, creating any new openings or extending your home.


Can you source all required materials and project manage our required works?

Yes. The vast majority of our jobs include us sourcing all materials, handling all personnel and ensuring the project is completed to the highest standard.


How are payments handled?

A payment plan will be discussed prior to works commencing, with interim payments required throughout the course of the project.


Should we move out whilst having works done?

We’ll advise you as to the level of impact that will be caused by the planned works and if it is necessary for you to vacate. Building work is a messy business, but we have all precautions in place – all areas not being refurbished will be protected, plastic will be placed on the floors and all sheets will be provided.

 

Are you fully insured?

Yes. We have £2m Public Liability, and £10m Employers Liability cover, so you, your family, and your property will be fully covered in the unlikely event of accident or damage. Our insurance can also be adjusted to suit larger jobs, if the need arises.

As members of Edinburgh’s Trusted Traders you can trust that we’re also fully vetted by Edinburgh Trading Standards.


Can I get a free, no obligation quote?

Of course. We are more than happy to visit your property at a time convenient for yourself and quote for the required works.


Is there a waiting list for works to be started?

For bathrooms and kitchens, we aim for a start date of 2-4 weeks after the acceptance of a quote. Larger renovations we aim to start within 6-8 weeks and for extensions and conversions, it is more likely to be 12+ weeks. We’ll make sure you have an idea of time frames early on.


Do you provide a warranty?

Yes, all our work is guaranteed with a 2-year workmanship warranty. Bathroom & kitchen fittings and any appliances typically carry their own warranties which will be provided on completion of the job.


How long are quotations valid for?

Our quotations need to be accepted within 3 months. It’s ok if the start date falls after this, however.
