Application & Referencing guide
We aim to make the application and referencing process as straight forward as possible, below is a quick guide to the process. Please do not hesitate to ask any questions along the way. 1. Submit your application to Connell & McFadden (one form for each occupant). Please provide as much information, sometimes an additional covering email/letter can help the landlord to understand why the property meets your needs. 2. We will collate applications from all interested parties and present these to the landlord for consideration. We always aim to get an answer back to you within 72 hours of you applying, if it is likely to be longer, we’ll let you know. 3. If the landlord decides to proceed with your application, we will then ask you to pay the deposit to secure the property and remove it from the market. Deposits are typically 1 x monthly rent + £100. Pet owners will need to pay 1.5 x monthly rent. 4. Referencing will then commence, as per the below. We will advise which documents we need dependent on your circumstances. 5. Once all references are received and approved, we will be able to issue you with the Private Residential Tenancy agreement to read over and sign online via a portal called Signable. 6. Finally, we will confirm arrangements for your move in, including payment of your first months rent and key handover.

Applicants are required to provide: • photographic ID (passport or driving licence) • proof of their current address (utility bill, bank statement or driving licence) Applicants will also be asked to provide some of the below dependent on their circumstances: • recent landlord/letting agent reference stating tenancy dates, monthly rent due, details of any arrears, a statement on the condition of the property during or at the end of the tenancy. • employer/pension provider/accountant reference on headed paper stating job title, contract length and annual income • evidence of any state benefit entitlement • last 3 months of current account bank statements • letter from university confirming student status • for students funded/paid by an organisation or government, evidence of paid income or funding for living expenses • UK visa (for applicants from outside the EU).
Gurantors
Applicants are required to have an income of 2.5 times the annual rent, this is combined if more than one applicant. If an applicant does not meet the income criteria, we will require them to provide a UK based guarantor or pay 6 months’ rent upfront. Guarantors are required to earn 3.5 times the annual rent. Guarantors will need to provide: • photographic ID (passport or driving licence) • proof of their current address (utility bill, bank statement or driving licence) • employer/pension provider/accountant reference on headed paper stating job title, contract length and annual income • evidence of any state benefit entitlement. Guarantors will also need to jointly sign the Private Residential Tenancy agreement.
